An Apartment Community's Amenity Spaces, Furnished Twice in College Park
A developer's procurement team in Texas furnished the shared spaces of an apartment community in College Park, Maryland. We placed 194 items in one day in April 2026, then came back in October for 100 more.
Case StudiesAmenity spaces are what an apartment community shows a prospective resident first: the lounge, the fitness room, the model apartment. In 2026 a developer's procurement team, based in Texas, refreshed those spaces at a community in College Park, Maryland. We placed 194 items in a single day in April, then came back in October for a two-day install of 100 more.

Receiving for a team in another state
The procurement team was buying for a building it could not visit every week. Its vendors shipped to our Alexandria warehouse over the weeks before the install: furniture makers, art and mirror suppliers, home-goods retailers and specialists in faux plants and planters.
Each delivery was photographed in its packaging as it arrived and checked against the list the team sent us. The procurement manager followed the order through our inventory reports, and before the install date our team sent an updated inventory report and the pull list for the truck, so both sides were working from the same count.
The call before the install
Three days before the April install, our warehouse, scheduling and account teams held a call with the client to walk through the day. Two decisions came out of it:
- Open only what matters. At the team's request, only the large mirrors and the benches were opened and photographed ahead of install day. Everything else stayed in its packaging, which saved time.
- Layouts on paper. The client's team would be on site with printed layouts for each space, and the crew would place every item to them.
Planters, faux trees, mirrors, throws and pillows are small on an invoice and large on a truck. On this project they made up most of the 194 items, and each was received, tracked and placed like a piece of furniture.

The truck reached the community a little before 10 in the morning, and the crew finished just after 3 in the afternoon. Every space was at ground level, so each item came straight in from the sidewalk and went to its room without an elevator or a flight of stairs.
The mix shows what an amenity refresh really involves. Alongside a handful of large pieces, the April list carried twenty throw blankets, about twenty pillows and pillow covers, more than two dozen yoga mats, five boxes of outdoor string lights, wall art, baskets, books and more than a dozen faux trees and plants with their planters. Many came in several boxes each, which is why the count was 194.
The lounge
The lounge is papered in a bold pattern. The crew set four lounge chairs with cushions around a burl wood coffee table on a dark plaid rug, with a tall arched floor mirror at the end of the room.
The fitness and yoga spaces
The fitness room, with its row of tall arched windows, received most of the greenery: faux fiddle leaf figs, palms and birds of paradise up to eight feet tall, in concrete, ceramic and bronze planters. The photos show them staged along the windows before they went to their places. More than two dozen yoga mats and cork yoga blocks completed the space.
Tiled rooms and wall decor
In smaller rooms with patterned tile floors, the crew set woven-seat wood benches and full-length arched mirrors. Framed textile art, shadow boxes, abstract canvases and a woven wall hanging were delivered to their rooms, along with outdoor string lights.

The model apartment
The order also included everything to dress a model apartment: bedding and a duvet, pillows and throws, and staging sets for the kitchen and the bathroom.
October: the team came back
The April install was not the last. In early October 2026 the same procurement team booked us for another install at the community, this time over two days and heavier on furniture.
The October load was 100 pieces: 33 chairs in three colors, ten dining chairs and an office task chair; round and rectangular dining tables and bistro tables; upholstered banquettes and a bench; two rugs and a black wall mirror. Another round of faux monstera, fiddle leaf figs and palms came with their planters. The first day ran from morning into the evening; the second, from midday into the late afternoon, finished the job.
What the client said
The procurement team's notes to our account team were warm through the whole year, from a quick "amazing" in April to a thank-you in July for our help throughout the project. Booking a second install at the same community said the rest.
What made it work
- One receiving address for every vendor. Nothing was shipped to the leasing office or left in a hallway.
- A shared count. The inventory report and pull list meant the client knew what was on the truck before it left.
- Inspection where it counted. Only the mirrors and benches were opened in advance, at the client's request.
- Layouts on site. The client's team and the crew worked from the same printed plans.
- The same warehouse and scheduling team for the return visit. The building, the access and the client's way of working were already known.
