What a receiving warehouse does for a property

A receiving warehouse is a commercial dock that accepts freight in your name when the property cannot. For real estate work, Elite Anywhere signs for each vendor’s delivery, records its condition, holds it in climate-controlled storage, and brings the full order to the house or unit once it is ready to be shown.

What’s included in receiving for real estate

Receiving at an Elite Anywhere warehouse
A commercial address vendors accept
Furniture makers and freight carriers often will not deliver to a vacant listing or a building still under construction, so orders ship to our dock under your company or property name.
Condition photos the day it lands
Every delivery is photographed in its packaging and checked against the list you sent us, and the record is filed in Bond, where your client login can see it.
Inspection when you ask, at no charge
Our team opens cartons and checks the contents on request. Packaging that comes in damaged is reported to you first, and you decide whether we open it.
Storage between listings
Staging sets, rugs and art wait in climate- and humidity-controlled space with no minimum period, so inventory can sit between one sale and the next.
Strays matched to the right property
Roughly two deliveries in ten turn up without notice. The team calls the carrier or the sender to learn which project they belong to, rather than refusing them at the dock.
Paperwork for condo towers and HOAs
Many buildings want a certificate of insurance before a crew may enter, and we issue it in advance so a model-unit install is not stopped at the lobby desk.
Placement, hanging and cleanup
Crews sized to the job protect the route in, place and assemble each piece, hang art and mirrors, and leave with the cartons and blankets.
Collection after the sale
When the listing closes, we can pick up the staging, record each piece’s condition, and bring it back into storage for the next property.

How receiving works for a listing or model unit

Received boxes logged and stored at an Elite Anywhere warehouse
1

Receive

Give each vendor the address of the warehouse location nearest the property, with your name or the property address on the order. At our staffed hubs, carriers book a slot Monday to Friday between 9am and 3pm, and we ask for the bill of lading to confirm what was shipped.

2

Inspect, Photograph, and Document

Packaging is condition-checked against your list on arrival, and damage is flagged before storage; if you want the contents checked, we open the cartons at no charge. Each arrival is photographed and logged in Bond under its property, so a stager with three listings sees which pieces have landed.

3

Store

Everything for one property is held together in climate-controlled space while the painters finish, the photographer is booked or the closing date moves. You can visit, or ask for fresh photos, whenever you like.

4

Deliver and install

On the date you pick, the order goes to the house, condo or model unit. You get a text about 30 minutes before the crew arrives, and they place, assemble and hang each piece, then take the packaging away.

Frequently asked questions

Receiving for real estate: common questions

Can a home staging company ship furniture to your warehouse?
Yes. Use the address of the location nearest the property, put your company name and the property on each order, and send us the list of what is coming. Pieces are photographed when they land, held until install day and placed by our crew. How receiving works across the network is on our receiving warehouse page.
Can you hold a buyer’s new furniture until closing?
Yes. When a buyer orders furniture before they have the keys, the vendor ships to us instead of to an empty house. The order is kept together in climate-controlled storage and delivered after closing, on the move-in date the buyer chooses. Moving, pre-sale storage and the rest of our property work are on the real estate page.
Do you receive furniture packages for model units and sales galleries?
Yes. Developers and their designers send case goods, lighting, rugs and art from many vendors to one dock, and we log every arrival against their list. The package waits until the unit is finished and the building allows deliveries, then our crew places, assembles and hangs it.
Can you move staging from one listing to the next?
Yes. After a sale we collect the staging, record the condition of each piece, and either take it straight to the next property or back into storage. Storage can be short or long term with no minimum period; furniture storage explains how it works.
Do you provide certificates of insurance for condo and high-rise buildings?
Yes, on request. Send the building’s requirements when you book, and the certificate is issued before delivery day. Orders for Manhattan towers are received at our Long Island City warehouse (receiving in New York), and Front Range condos are served from our Denver receiving warehouse.
How much does receiving cost for a staging or model-unit project?
Each project is quoted on its own. The price depends on the number of vendors shipping, the size and count of the pieces, and the property’s address and building rules. Send the vendor list and the property address, and we’ll respond within 24 hours.

Staging or model-unit orders arriving before the property is ready?

Send us the vendor list and the property address. We’ll receive each delivery, hold the order together and bring it over when the site is ready, and we’ll respond within 24 hours.
